When an appraiser is hired to provide an opinion of value, the results are presented to the client in the form of an appraisal report, which can be written or oral; most commonly requested in written form. Whether the client is a bank, a property owner, a government client, etc. West Central Property Services can provide an appraisal report which meets or often exceeds the various requirements of our professional governing bodies (the Appraisal Institute of Canada (AIC), the Real Estate Council of Alberta (RECA), etc.).
Members of the AIC are required to comply with the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP). Our reports are usually a self-contained document presenting the facts, analysis, reasoning and value conclusions. The length and detail of the report vary based on the purpose of the appraisal and intended use of the report, and the quantity of data and depth of analysis provided in support of our conclusion(s).
